R&R Realty Group Breaks Ground on Warehouse IV at R&R Commerce Park South

286,000-Square-Foot Class A Facility Drives Next Phase of Industrial Park Development

OMAHA, Nebraska (October 1, 2025) — R&R Realty Group (R&R) is pleased to announce the groundbreaking of Warehouse IV at R&R Commerce Park South, a Class-A industrial development in Papillion, Nebraska. This 286,000 square foot facility officially broke ground on September 22, 2025, and is scheduled for completion on September 30, 2026.

Since 2018, R&R has built at least one new warehouse annually in the Omaha market. Warehouse IV will be the second R&R building to feature clear heights up to 36 feet, multiple dock and drive-in doors, interior fans, and outdoor storage options.

At completion, R&R Commerce Park South will offer over 3 million square feet of industrial space. Warehouse IV is part of the ongoing development, which will ultimately comprise 13 warehouses upon full build-out. Strategically positioned along the Highway 50 corridor, and located at 156th Street and Schram Road, the development offers convenient access to Highway 370 and two I-80 interchanges within less than two miles.
